Dialogue 1: Business- Real Estate
This is a dialogue between a real estate agent Mr. D and a potential buyer Ms. Wu.
D: Good morning, Ms. Wu. I understand you would like to buy a property. What kind of property are you looking for?
W: 你好。是的，我想买一个已经建好的，最近就能住进去的房子。
D：No problem. How many bedrooms would you like?
W: 我想要一个三房或者四房的独立屋。卧室里要有嵌入式衣柜。客厅最好面积大一点，因为我有一个三角钢琴要放在客厅里。
D：May I ask about your budget?
W: 我的预算是大约220万澳币。有符合我预算的房子吗？
D: We do have plenty of houses that meet your requirements. There is one house that is close to our office. It is at a great location, close to shops, walking distance to a train station. Are you interested to have an inspection?
W: 好的。我另外还有一个问题，是关于资本增值税的。如果这个房子我自己住的话，需要交这个税么？
D：No, you don’t. You might be eligible for the First Home Owner Grant, if you are a citizen or a permanent resident and this is your first time to buy a property.

D：Since this is your principal residence address, you might have to move into the property within12 months after the settlement.

Dialogue 2
This is a dialogue between Dr. Brown and Mr. Lin. Mr. Lin is asking about his daughter Rebecca’s medical examination for an excursion arranged by her school.
B: Good morning, Mr. Lin. I understand that you would like to get some information about Rebecca’s medical examination, right?
L: 布朗医生，您好。是的，谢谢您抽时间来见我。我的女儿瑞贝卡要参加学校组织的短途出游。学校要求学生们进行一次体检。
B: No problem. I have her medical form already. May I have some details of Rebecca’s medical conditions first?

B: Are there any other conditions I should know, for example, any allergic history?

B: I noticed that the school also required her to take a cholesterol test and heart rate measuring. Has this happened before?
L: 没有。我自己去年被要求测过胆固醇和血糖。那么她需要验血么？
B: Yes, she does. I will send you her medical certificate once I receive her blood test result.
